Sarasota Flooring Company is a flooring installation contractor based in Lakewood Ranch, FL 34212, serving homes and condos within about 40 miles of downtown Sarasota. We install hardwood and engineered hardwood, luxury vinyl plank (LVP/SPC), porcelain and ceramic tile, laminate, and stair treads, and we handle the floor repair, old-floor removal, and slab prep that come with those jobs.

We don't run a showroom. Estimates happen at the property, because the two things that actually decide a Florida flooring job (the slab's moisture reading and the room's exact dimensions) can't be measured from a catalog. A concrete slab in a 1980s Gulf Gate ranch and a raised, block-and-stem-wall foundation in an older Bay Haven cottage hold moisture differently, and the number on the meter changes what we're willing to install and how we prep it.

The quote that follows is written and line-itemized: material, labor, removal, prep, and trim each show up as their own line, so you can see what a self-leveling pour or a tear-out actually costs versus the flooring itself. We don't bundle everything into one number and hope you don't ask.

Who's on the job

The owner supervises every installation. We don't hand a signed contract to a subcontracted crew and step back — the person who measured your rooms and wrote your quote stays involved in the work that follows. If you'd like a certificate of insurance on file before the crew arrives, ask for one at the estimate.

What we won't do

• We won't quote a wood or vinyl floor before reading the slab's moisture level. A number above the product's rated limit changes the plan, sometimes to a different product entirely.
• We won't float a vinyl plank floor over a slab reading above the manufacturer's RH limit, because trapped moisture under a floating floor has nowhere to go and shows up later as cupping or a musty smell.
• We won't skip expansion gaps at walls and transitions to save a few minutes, because a Sarasota summer moves a floor more than an installer used to a milder climate might expect.
• We won't hand your job to a crew we haven't worked with before.

Every completed installation carries a two-year written workmanship warranty covering issues like gapping, lippage, hollow-sounding tile, and loose treads — the things that trace back to how a floor was put in, not to the product itself.

What happens to the old floor

Tear-out is priced as its own line, not folded into installation. Carpet, laminate, and floating floors typically come out fastest; glued-down tile is slower, because the thin-set bonding it to the slab has to be chipped out before we can check the surface underneath for flatness. We haul the debris off site as part of the job unless you've made other plans for it.

Licensing and permits

Florida doesn't issue a state license for flooring installers, and local occupational licensing of trades like ours was preempted statewide effective July 1, 2024. Most Sarasota-area jurisdictions exempt floor coverings from building permits; condo associations, not the county, are usually the ones who approve sound underlayment before a hard-surface floor goes into a unit above another owner.
