Our service area covers every community within 40 straight-line miles of downtown Sarasota, FL: all of Sarasota and Manatee counties, the Charlotte County edge around Englewood and Port Charlotte, and south Hillsborough communities like Ruskin and Apollo Beach. Drive time runs 10 to 55 minutes depending on distance and bridge traffic. We do not serve Punta Gorda, Arcadia, Tampa or St. Petersburg.
We measure our service area as a straight-line 40-mile radius from downtown Sarasota, which covers three counties outright, Sarasota, Manatee and Charlotte, plus a slice of south Hillsborough County where it dips into our radius. Inside that circle we group cities into three tiers by distance and drive time rather than by county line, since a bridge crossing or a stretch of two-lane road can matter more to scheduling than which courthouse handles the deed.
Tier 1 covers the closest cities, Sarasota itself out to Palmetto and Longboat Key, all under a 32-minute drive from our Lakewood Ranch base. Tier 2 runs from Nokomis and Anna Maria Island out through North Port, Ruskin and Englewood, generally a 28-to-55-minute drive. Tier 3 is the outer edge, Apollo Beach, Port Charlotte and Riverview, each 50 minutes or more away and reserved for larger jobs where the drive makes sense against the project size.
Outside the 40-mile line, we don't take jobs, and we say so plainly rather than stretch the radius for a lead. Punta Gorda and Arcadia sit just past the southern edge; Tampa and St. Petersburg sit well north and west, across the bay and outside any reasonable drive-time promise we'd want to keep. Sticking to this radius means we can hold to the same-day estimate response and two-year workmanship warranty we advertise everywhere else — a company that promises statewide coverage usually can't back a warranty claim with an actual visit.

Several close-in communities don't have their own page because they sit inside a larger one. Scheduling and drive time by tier
Tier 1 cities, Sarasota, Bradenton, Lakewood Ranch, Siesta Key, Longboat Key, Palmetto, Osprey and Ellenton, sit within a roughly 10-to-32-minute drive of our Lakewood Ranch office, and most estimates here happen within a day or two of the call. Tier 2 cities, Venice, Parrish, Nokomis, Anna Maria Island, Myakka City, Wellen Park, North Port, Ruskin, Englewood and Sun City Center, run 28 to 55 minutes and usually need a slightly wider scheduling window, especially for a same-week install rather than just an estimate. Tier 3, Apollo Beach, Port Charlotte and Riverview, sit 50 minutes or more from base; we still serve these cities, but larger jobs and full-day installs make more sense out here than a single-room repair.
None of this changes what we quote — pricing follows the 2026 flooring cost guide regardless of tier, and every estimate is still free and happens in the customer's home. What changes is how far in advance we book: Tier 1 cities often get next-day availability, while Tier 3 addresses do better scheduled a few days out so we can batch the drive against another job nearby.
Barrier islands and bridge logistics
Siesta Key, Longboat Key, Anna Maria Island and Lido Key all sit across a causeway or a series of bridges, and each one adds a layer of scheduling most mainland jobs don't need. Condo and mid-rise buildings on these islands often require a freight-elevator reservation, a neighbor-notification window, and daily clean-down between visits, so we plan the logistics before we plan the install date. Bridge traffic during snowbird season, roughly November through April, adds real time to a crossing that takes minutes in summer, and we build that into our scheduling rather than promising a fixed arrival window we can't keep.
Material staging is its own puzzle on the islands: a delivery truck that can park in a driveway on the mainland often can't get anywhere near a beachfront tower, so pallets get broken down and hand-carried or staged in a loading dock on a schedule the building controls, not us. If you're on Siesta Key, Longboat Key or Anna Maria Island, expect us to ask about your building's elevator and delivery rules during the estimate, not as an afterthought once material is already on order.
South Hillsborough and the Charlotte County edge
South Hillsborough County, Ruskin, Sun City Center, Apollo Beach and Riverview, falls inside our 40-mile radius even though it's a different county and a different feel from the rest of our service area: newer suburban subdivisions and a heavier share of age-restricted communities than we see closer to Sarasota. These are Tier 2 and Tier 3 cities for us, 45 to 55 minutes from base, and we serve them the same way we serve anywhere else, just with a bit more lead time on scheduling.
On the Charlotte County side, Port Charlotte sits right at the edge of our radius, about 37 miles and a 55-minute drive, and we take jobs there regularly. Punta Gorda and Arcadia, both just south and east of Port Charlotte, fall outside the 40-mile line, so we don't advertise service there and we'd tell you plainly if a job fell outside our range rather than take the drive and pass the cost along. The same goes north: Tampa and St. Petersburg are well outside our radius, even though they're both easy to reach on paper, because a same-day estimate and a two-year warranty only mean something if we can actually get back to the job.
