The number-one mistake we get hired to repair is rushed acclimation: planks shipped from a temperature-controlled warehouse straight onto a slab that hasn't been moisture-tested, installed in a house where the HVAC has been off for a week of staging. That floor will gap, cup, or crown inside the first summer. Every Sarasota Flooring Company install logs a seventy-two-hour minimum on-site acclimation with a digital hygrometer, and we extend to ninety-six hours on Siesta Key, Longboat Key, and any install west of US-41 where salt-air humidity gradients hit hardest.

Engineered or solid hardwood on a concrete slab

Most homes inside our 40-mile service area sit on a monolithic concrete slab, and that single fact decides which hardwood category makes sense before color or species comes up. Solid 3/4-inch tongue-and-groove needs a nailing surface, so going over a slab means building up a plywood subfloor first, typically 5/8 to 3/4 inch of added height at every doorway, tub surround and stair nosing. On a raised pier foundation, an older bungalow off Bahia Vista, or a second story above a garage, that build-up is a non-issue and solid wood nails down the traditional way.

Engineered hardwood skips the build-up. Its multi-ply core is dimensionally stable enough to glue directly to a slab once the concrete tests at or below 75% relative humidity (ASTM F2170) or 3 pounds per 1,000 square feet per 24 hours (ASTM F1869), the same NWFA benchmark we test to before any wood or vinyl quote. We won't glue solid wood to a slab, and we won't float or glue engineered hardwood over a slab that hasn't been tested, because a floor installed on a guess costs more to fix than it would have cost to test properly. If a slab sits right at the threshold, we recommend a rated vapor-retarder membrane rather than proceeding on hope.

Wear-layer thickness is what actually limits a refinish, not the species on top. A 2 mm veneer, common on entry-level engineered product, supports one or two light sandings before you're through to the plywood core; a 4 mm veneer supports three or four, each full sanding removing roughly 0.5 to 1 mm of material. If refinishing down the road matters to you, an investment property you'll hold for fifteen years, or a forever home, ask about wear-layer thickness before you ask about finish color. What actually fails on Gulf Coast hardwood, and how we prevent it

Cupping and crowning are the two failure modes we get called out for most, and both start with moisture, not the wood itself. A cupped plank, edges higher than the center, means the underside picked up more moisture than the top, usually from a slab that wasn't tested or an AC system shut off during a slow season. We don't sand a cupped floor immediately: sanding before the moisture source is corrected removes wood the plank needed once it re-equalizes, and the surface crowns instead. Mild cupping often flattens on its own over a few weeks to a few months once humidity is back to normal and the source is fixed.

Acclimation matters more than the calendar. NWFA guidance ties acclimation to moisture-meter readings rather than a fixed number of days; wood flooring should land within 4% moisture content of the subfloor for narrow strip under 3 inches, and within 2% for planks 3 inches and wider. That reading only means something once the HVAC has run at least 48 hours at normal living conditions, which is why we ask sellers and snowbird owners to get the AC on and stable before we schedule delivery, not after.

Living with hardwood in a humid climate

Wood floors perform best between 30% and 50% indoor relative humidity and 60-80 F, well below Sarasota's outdoor average of around 74% humidity. Snowbird owners who cut the AC off completely, rather than leaving a humidistat-controlled system running at a higher but active setpoint, come back most often to cupping calls. A thermostat that never lets the house go fully dark on climate control is cheap insurance against a floor that cost thousands to install.

Day to day, hardwood in a Sarasota home takes the same care as anywhere: felt pads under furniture, a doormat at every exterior entry to catch grit before it scratches the finish, and area rugs in high-sun rooms to reduce UV fading. We don't recommend steam mops on any hardwood floor; the heat and moisture work against the same finish that's protecting the wood from the humidity outside. Direct, unfiltered west light will lighten wood tone over a few years regardless of finish quality, so rotating rugs and furniture periodically evens out that fading across a room.

Hardwood in condos and multi-story homes

Hardwood in a multi-story condo needs to satisfy acoustics, not just moisture. Florida Building Code requires floor-ceiling assemblies between dwelling units to hit IIC 50 and STC 50 (45 if field-tested), and most Sarasota-area condo associations ask for that number or higher under any hard-surface floor, with some luxury buildings requiring 60 or more. A solid or engineered hardwood floor set directly on a bare slab tests in the high 20s for impact isolation, nowhere close to that number, so an acoustic underlayment between the hardwood and the slab isn't optional in a condo installation.

Get your association's underlayment spec in writing before we order material, since requirements vary building to building and some associations require inspection of the underlayment before the finish floor goes down. Hardwood installation timeline, delivery to final coat

A typical single-room hardwood job, say a 400-square-foot primary bedroom in a Lakewood Ranch slab home, runs three to five days once material is on site: a day for moisture testing and subfloor prep, one to two days to install, and a day for trim and transitions where we're matching into tile or LVP in an adjoining room. Whole-house jobs of 1,800 to 2,500 square feet typically take one to two weeks, driven more by furniture moves and prep work than by the install itself.

Refinishing runs on a different clock. Sanding an existing floor typically takes one day per 500 to 800 square feet, with two to three coats of finish curing over the following two to four days before furniture goes back, longer for oil-based finishes than water-based. If a floor is a candidate for our refinishing service rather than replacement, that's almost always the faster and less disruptive option; we'll say so honestly when a floor has too little wear layer left to make sanding worth it, and point you to the stair tread page if the staircase needs to match a field floor we're replacing. Can I install solid hardwood on a Florida slab?

We don't recommend it. The combination of slab moisture and Gulf-Coast humidity makes solid hardwood prone to cupping, gapping, and crowning when glued or nailed directly onto concrete. Engineered hardwood — with a multi-ply core that resists dimensional movement — is the correct call for ninety-five percent of slab-on-grade homes in Sarasota and Manatee. The exceptions are homes where we can install a 5/8″ plywood underlayment over the slab first; that raises the finished floor height by an inch, which affects door clearance, transitions, and baseboard returns, so we walk you through the tradeoffs before the work starts.

How long does hardwood acclimate on-site?

Seventy-two hours is our floor across most of Sarasota and Manatee. We extend to ninety-six hours on barrier-island work (Siesta Key, Longboat Key, Anna Maria) and on any home where the HVAC has been off for staging or storm-prep. Boxes get opened on the jobsite, planks cross-stacked so air circulates around every face, and a digital hygrometer logs jobsite humidity for the full window. Engineered vs. solid — what's actually different?

Solid hardwood is one piece of wood, three-quarters of an inch thick. It can be sanded and refinished up to eight times across its lifetime, which is why it remains the standard for premium plywood-subfloor installs and historic restorations. Engineered hardwood is a real-wood top veneer (typically two to six millimeters) bonded to a multi-ply substrate; it's far more dimensionally stable, installs below grade, and can usually be refinished one or two times. How long does the whole install take?

A typical 1,200–1,800 sq ft hardwood install runs three to five working days from demo to final walkthrough. Day one is demolition and subfloor prep; day two is finishing acclimation and starting the laydown; days three and four are the bulk of installation plus transitions; day five is quarter-round, baseboard return, and the homeowner walkthrough. Herringbone and chevron jobs run six to ten days. Stair treads add one full day.

How many times can a hardwood floor be refinished before it's gone?

It comes down to wear-layer thickness, not the species you chose. Solid 3/4-inch hardwood can generally be sanded up to eight times over its life. Engineered floors are capped by their veneer: a 2 mm wear layer supports one to two sandings, 3 mm supports two to three, and 4 mm supports three to four, because each full sanding removes about 0.5 to 1 mm of wood.

Is it cheaper to refinish an existing hardwood floor or replace it?

Refinishing usually wins on both cost and time when the wear layer allows it. Our 2026 sand-and-refinish pricing runs $4.50 to $7 per square foot, against $9 to $15 per square foot to install new engineered hardwood. The floor needs enough usable veneer left and needs to be flat; refinishing won't correct active cupping from an unresolved moisture problem, only surface wear.

Can solid hardwood go over a slab if we build up a plywood subfloor first?

Yes, but budget for the added height. A built-up plywood deck typically raises the floor 5/8 to 3/4 inch, which means re-trimming doors, resetting thresholds and sometimes shaving cabinet toe-kicks. For most slab homes we still recommend engineered hardwood instead, since it glues directly to tested concrete without the build-up; solid-over-plywood is usually reserved for additions where the framing already allows for it.

Does new hardwood flooring add resale value in a Sarasota home?

The National Association of Realtors' 2022 Remodeling Impact Report found hardwood refinishing recovered about 147% of its cost at resale, and new wood flooring recovered about 118%, among the best returns of any interior remodel measured that year. A typical $3,400 refinish added roughly $5,000 of value. Florida buyers respond well to tile, LVP and engineered hardwood; dated carpet is the more common objection agents mention.

Which hardwood species or products should we avoid in a humid Sarasota home?

We don't stock bamboo for Gulf Coast installs. It behaves more like a grass than a hardwood and can swell or warp with high humidity or standing water more readily than the oak, hickory and walnut we install. Among true hardwoods, white oak, American and European, is our most-installed species because it holds up well across humidity swings.
