Solid or Engineered Hardwood: Which One Handles a Slab?

Why solid hardwood struggles on a slab foundation

Most houses built in Sarasota and Manatee counties since the 1960s sit on a poured concrete slab, not a basement or a vented crawlspace. A 1,600 sq ft block ranch in Gulf Gate built in 1972 has that slab in direct contact with the ground, and groundwater vapor moves up through it every day. Solid hardwood is milled from a single piece of wood, and it moves with that moisture - swelling in the humid months, shrinking back in the dry ones. NWFA's own concrete-subfloor guidance says solid strip and plank flooring should not be installed below grade, because a slab can't be relied on to stay dry enough, long enough.

That doesn't rule out solid wood in a Sarasota home entirely - a raised, framed floor over a vented space can still take it - but on a bare slab, we steer customers toward engineered hardwood instead.

How engineered hardwood handles the same slab

Engineered hardwood is built from cross-layered plywood or high-density fiberboard with a real hardwood wear layer on top. Those cross layers resist the cupping and gapping that wrecks solid boards on a slab, so it can be glued down directly to concrete once the slab checks out. It's also thinner in most lines, which matters when a condo or a slab-to-slab transition has a tight height budget.

The tradeoff is the wear layer. A 2 mm layer is good for one or two sandings over the floor's life, 3 mm for two or three, and 4 mm for three or four - each full sanding takes off roughly 0.5-1 mm. What the slab moisture test actually checks

Before we quote hardwood over a slab, we run a moisture reading as part of the free estimate. The industry standard is ASTM F2170 (an in-situ relative humidity probe drilled into the slab) or ASTM F1869 (a calcium chloride test taped to the surface). NWFA's guidance sets the ceiling at 75% RH or 3 lbs per 1,000 sq ft per 24 hours, unless the installer uses a manufacturer-rated vapor-retarder system under the floor. A slab that reads above that line isn't automatically a dead end - a vapor barrier, more dry-down time, or a switch to waterproof flooring are all real options - but it changes the job and the timeline.

Older slabs vs new-construction slabs

A slab poured in the 1970s for a Gulf Gate or Sarasota Springs ranch behaves differently than one poured last year in a Lakewood Ranch development. Older slabs have had decades to equilibrate with the water table and often read drier once any surface sealer is stripped, while a slab poured within the last year or two is still releasing the water used to mix the concrete and commonly fails a same-week moisture test. New construction almost always needs a longer dry-down period, sometimes 60-90 days past the pour, before either solid or engineered wood should go down - a detail worth asking your builder about before you schedule flooring.
