Should you glue vinyl plank down or let it float?

Floating click-lock suits most Sarasota and Manatee bedrooms, living rooms and single-family kitchens under about 800 square feet. It installs faster, skips adhesive cure time, and individual planks can be swapped out later. Glue-down earns its place in large open-plan rooms, commercial units and short-term rentals, where zero flex underfoot outlasts heavier daily traffic.

Either method starts the same way: a calcium-chloride or in-slab RH reading before we write the quote. Shaw's SPC installation guide, one of the manufacturer specs we install to, allows up to 8 pounds of vapor emission per 1,000 square feet per 24 hours (ASTM F1869) or 90% relative humidity (ASTM F2170), with pH capped at 9 to 10 and three separate test points across the first 1,000 square feet. A slab that fails those numbers gets a vapor-retarder underlayment or, on repeat offenders, a different flooring recommendation.

Flatness matters just as much as moisture for a floating floor. Most SPC manufacturer guides call for the concrete to be flat within 3/16 inch over 10 feet, or 1/8 inch over 6 feet. A slab outside that tolerance telegraphs every dip through the planks and stresses the click-lock joints. Our default for anything under 800 square feet without long uninterrupted runs is floating click-lock, because it installs faster and a single damaged plank can be pulled and replaced without touching the rest of the floor. Once a room opens past that size, or it's short-term rental turnover on a tight cleaning schedule, we move to glue-down for the added stability.

Not all vinyl plank is built the same, and in a Gulf Coast house the differences matter more than they would almost anywhere else in the country.

Twelve mil is the residential standard and holds up fine under normal foot traffic. Twenty mil is the usual line where manufacturers start marketing to commercial buyers, and it's what we recommend for large dogs, active kids and rental units where wear adds up fast. SPC's rigid core also handles Florida's temperature swings better than the softer WPC cores do in a room that gets real heat, like a west-facing lanai transition or a sunroom with big glass doors. What causes LVP to buckle, gap or discolor

Buckling almost always traces back to one of two things: planks installed without an expansion gap against a wall, door jamb or glued-down transition, so they have nowhere to go when they expand with heat, or a slab moisture problem that was never tested for in the first place. Sun-heated rooms bow first, which is why floor-to-ceiling sliders and pool-facing great rooms need the gap detail done correctly even more than an interior hallway does.

Direct sun is also the main driver of fading and, on some rigid-core products, minor surface distortion. Manufacturer guidance is consistent across brands: keep prolonged direct sun off the floor with drapes, blinds or UV window film, particularly on west-facing glass. We see this most on Siesta Key and Longboat Key condos with floor-to-ceiling gulf-view windows and no window treatment installed yet.

Lanai and Florida-room installs need a different conversation. In a space without full climate control, only a floating install is appropriate, and even then the product's rated range matters: SPC cores are typically rated for roughly -25°F to 155°F once installed, while WPC cores top out closer to 100°F, and a closed-up lanai on a hot August afternoon can get there. LVP maintenance and what shortens its life

Vinyl plank is genuinely low-maintenance, but a few habits shorten its life fast. Skip rubber- or latex-backed mats, since they can discolor the wear layer over time, and use felt protectors under furniture legs instead of the rubber cups some furniture ships with. A neutral-pH cleaner and a weekly sweep or dry mop handles daily dirt. Steam mops are off the list, for the same heat-and-moisture reason they're wrong for hardwood.

For beach and barrier-island properties, sand is the real enemy. It acts like sandpaper under bare feet and rolling luggage wheels. A boot tray or rinse station at the entry, paired with a low-pile mat just inside the door, catches most of it before it ever touches the floor.

How fast we install LVP, room by room

A two-person crew lays about 1,000 square feet of click-lock LVP in one to two days on a flat, prepped slab. Tile and glue-down hardwood take several times longer because of setting and cure time. Glue-down LVP adds roughly a half-day per 500 square feet for adhesive open time and initial set before the room can take foot traffic again.

Most single-room refreshes finish in a day. Whole-house jobs in 1,800 to 2,500 square foot homes typically take about a week including old-floor removal. Vinyl plank in condos and short-term rentals

Most Sarasota-area condo associations want a hard-surface floor to test at IIC 50 or STC 50 or better before they'll approve it, and Florida Building Code sets that same 50/50 threshold (45 if field-tested) for assemblies between dwelling units. A rigid SPC core alone doesn't get you there; it needs an acoustic underlayment rated for the flooring type, and on buildings above the first floor, some associations prohibit floating floors altogether and require a glued installation with inspected underlayment instead.

Get the underlayment spec approved in writing before material orders, since it varies by building and rarely matches a generic big-box recommendation. Short-term rental owners on the barrier islands run into the same requirement from a different angle: turnover speed matters, but so does not getting a stop-work notice from the HOA mid-season.

Is luxury vinyl plank really waterproof?

Yes — fully through the core. Modern LVP and SPC planks are submersible: you can leave a plank in water for days and it will not swell, warp, or delaminate. The seams between planks are tight enough that surface water (a dishwasher leak, a pet accident, an AC-condensate overflow) won't reach the subfloor for hours. The caveat: waterproof flooring doesn't make a waterproof house. Standing water against a baseboard for days will still get into the wall cavity behind the floor — the plank itself won't fail, but the assembly around it can.

Click-lock vs. glue-down — which is right for me?

Click-lock (floating) is faster to install, easier to repair (you can pop up a damaged plank and swap it), and gentler on subfloors with minor imperfections. Glue-down is more permanent, has zero flex underfoot (feels closer to tile or hardwood), and is the right answer for open-plan spaces above 800 sq ft, commercial buildings, and rooms with heavy furniture like pool tables or commercial appliances. Will the LVP look fake?

Depends entirely on what you buy. Builder-grade LVP at $1.75/sq ft has visible pattern repeats — you'll see the same knot or grain reappear every four to six planks, and the embossing doesn't always align with the printed grain. Mid-tier and premium SPC at $4 and above has dozens of unique plank visuals, deeper embossing, matte finishes, and beveled edges that read remarkably close to real hardwood from anywhere outside ten feet. How long does an LVP install take?

A typical 1,000–1,500 sq ft floating LVP install runs two to three working days: day one is demolition and subfloor prep, day two is installation, day three is transitions and trim. Glue-down jobs add one to two days for adhesive cure time. Stair treads add one day. Any subfloor self-leveling adds twenty-four hours of dry time before installation can begin.

Should I choose a 12 mil or 20 mil wear layer?

Twelve mil (0.012 inch) is the standard residential wear layer and handles normal household traffic fine. Twenty mil (0.020 inch) is the usual commercial minimum, and we recommend stepping up to it for large dogs, active kids, and any short-term rental, since the extra wear layer is what keeps the surface from scuffing between cleanings.

Can vinyl plank go on a lanai or Florida room without air conditioning?

Only as a floating install, and only within the product's rated temperature range. SPC cores are typically rated for roughly -25 F to 155 F once installed; WPC cores top out closer to 100 F. A closed-up lanai on a hot August afternoon can reach the upper end of that range, so we check the specific product's rating before recommending vinyl plank for an unconditioned space.

Can mold grow under vinyl plank flooring on a Florida slab?

It can, even though LVP itself doesn't feed mold. Floating installs don't remove the moisture limit: most floating LVP makers still cap in-slab relative humidity at 75% to 85%, and going over that shifts the failure from adhesive bond loss on a glue-down install to trapped moisture underneath a floating one. Is SPC or WPC the better core for Florida heat?

SPC is the core we install in the large majority of Sarasota-area jobs. Its rigid limestone-based composition holds dimension better across temperature swings and carries a wider post-install rating, roughly -25 F to 155 F versus about 32 F to 100 F for WPC. WPC's softer core feels a little quieter underfoot, but in a hot lanai transition or west-facing great room, SPC is the safer call.

Glue-down vs floating vinyl plank: which do you install more?

Floating, by a wide margin. On a flat slab that passes its moisture test, a click-together SPC floor goes down fast and can be lifted if a plank is damaged. We use glue-down vinyl plank where rolling loads, heavy rental traffic or big sun-exposed rooms make a floating floor a risk. The glue down vs floating vinyl plank decision is made after the slab reading, not before.
