Rental units, most of them condo units subject to a building's own flooring approval rules, are the second reason it rarely works here. A floor that has to survive weekly guest turnover, rolling suitcases and sandy feet needs a harder wear layer than laminate offers, and the seams that AC3 and AC4 laminate rely on for a tight fit open up faster under that kind of traffic than they would in a house someone lives in full time. Where laminate does still make sense here is a shaded interior room, a guest bedroom or den, in a full-time home away from the beach itself, on a higher floor of Sanderling Club or the bayside blocks where flooding isn't a concern and the AC holds a steady humidity year-round. A 180 sq ft guest bedroom on the shaded side of a two-story Sanderling Club home, away from any lanai door or exterior wall, is about the only Siesta Key project we'd take on in laminate without steering the homeowner toward SPC vinyl first. What laminate costs in Siesta Key
A 180 sq ft guest bedroom in water-resistant 12 mm laminate, the grade we spec for Siesta Key's humidity even in a low-risk interior room, runs $4.75-$7.00 per sq ft installed, or $855-$1,260 for the room, typical 2026 range.
