Floor Repair in Sarasota: Leaks, Slab Cracks and Cupping

Three kinds of repair calls dominate our Sarasota schedule, and each one traces back to the city's housing mix described on our Sarasota area page. In the bayfront and downtown condo towers, the most common call is water damage from a unit above: a failed ice-maker line or washing-machine hose in a neighbor's kitchen sends water down through the slab seam and into the ceiling and floor below. Association rules usually make the unit of origin responsible for the damage, but the floor repair itself, cracked or lifted tile, swollen cabinet toe-kicks, stained grout lines, is still ours to diagnose and fix regardless of whose insurance eventually pays.

Cherokee Park and Granada's mid-century block homes bring a different problem: hollow-sounding or tenting tile over a slab that developed a hairline crack decades after the original pour. Florida's expansive clay soils and seventy-plus years of thermal cycling move these old slabs just enough that tile set directly over the crack eventually telegraphs it, and the tile itself doesn't fail, the bond underneath does. We test with a tapping method first, since a hollow sound over a wide area versus an isolated tile tells us whether it's a bond failure or a growing slab crack, then decide whether crack-isolation membrane needs to go under the replacement tile or whether a straight pull-and-reset will hold, a distinction we cover in more depth on our blog.

The third pattern shows up every October: cupped hardwood in a house that's been closed up for the summer. Sarasota has a real seasonal-owner population in neighborhoods like The Meadows and Three Oaks, and a house with the AC set to 85 degrees for four months while the outdoor dew point sits in the 70s pulls enough moisture into the wood to cup the planks. A 1988 Meadows-area home with 900 sq ft of solid oak flooring would typically show cupping concentrated near exterior walls and windows first, worst in the room that got the least airflow. Most of that reverses once the house re-acclimates for a few weeks at a normal humidity setting; the planks that don't flatten back out are the ones we replace.
