Floor Repair in Venice: Roof Leaks, Slab Settling and Subfloor Damage

Three floor repair patterns account for most of our Venice calls, and which one applies depends heavily on which side of town the house is on. On Venice Island, especially Edgewood's 1920s and 1930s cottages, the recurring issue is cupped or buckled original hardwood after a slow roof leak nobody caught right away. A raised wood subfloor doesn't give the same early warning signs a slab does, so by the time a stain ring shows up on the ceiling below, the flooring above it has often already been absorbing moisture for weeks.

A 1928 Edgewood bungalow with roughly 850 sq ft of original heart pine would typically show the damage concentrated in one room, usually wherever the leak sat directly overhead, with boards cupped at the edges and, in the worst spots, buckled up off the subfloor entirely. We pull the affected boards, check the crawlspace and subfloor underneath for rot before anything goes back down, and replace only what won't flatten back out once the area dries and re-acclimates; a full-room replacement is rarely necessary unless the leak went undetected for months.

Wellen Park's newest neighborhoods bring a different, much smaller problem: hairline grout cracking in tile floors during a slab's first one to two years, as a brand-new pour finishes its initial curing and settling.
