Tile in Venice — short answer

Tile installation in Venice runs two directions: upgrading builder-grade tile in Wellen Park's Gran Paradiso, Grand Palm and IslandWalk kitchens and baths, and working over Edgewood's raised wood subfloor on Venice Island, where backerboard and joist spacing matter more than they would on a slab. Typical 2026 installed ranges run $6-$22 per sq ft depending on format and material.

Every builder-grade home going up in Wellen Park right now, Gran Paradiso, Grand Palm, IslandWalk, Renaissance and Tortuga alike, ships with tile installation as the standard kitchen and bath floor, so most of our calls there are upgrades rather than first installs: swapping a builder's 12″ ceramic for large-format porcelain, or re-tiling a primary bath that came with a plain pattern the new owner wants replaced. A 130 sq ft primary bath in a two-year-old Grand Palm home, floor plus a curbless walk-in shower, is a typical scope, and because the slab is recent, we rarely find the leveling problems that show up in older construction.

Venice Island runs the opposite direction. Edgewood's 1920s and 1930s cottages sit over a raised wood subfloor, and wood flexes more than concrete under foot traffic, so a large-format tile job there needs proper backerboard and a look at joist spacing before we commit to anything bigger than a 12-18″ tile. Skip that step and the grout lines crack within a season or two, regardless of how good the tile itself is. It isn't a reason to avoid tile on the island, just a reason the subfloor gets checked first, the same way we'd check a slab's flatness anywhere else.

In the inland golf communities, Pelican Pointe and The Plantation, tile shows up most in lanai and Florida-room extensions, where owners want something that reads as an extension of the pool deck rather than a visible seam. Wood-look plank tile handles that transition well and doesn't react to the humidity swing between a conditioned interior and a screened, unconditioned lanai the way some other products can. Bay Indies is the one Venice community where we steer most owners away from full tile installation, since a manufactured home's raised subfloor isn't built for the point-load weight tile carries the way a slab is; laminate flooring or a rigid-core vinyl plank is usually the better call there.

A 130 sq ft Grand Palm primary bath in 24″-plus large-format porcelain ($9-$15 installed) runs $1,170-$1,950 for the floor alone in 2026. Add a curbless, linear-drain shower conversion at $2,800-$5,200 and the full bathroom typically lands between $3,970 and $7,150, waterproofing membrane and the drain assembly included.

Wood-look plank tile for a Pelican Pointe or The Plantation lanai extension prices at $8-$13 per sq ft, so a 220 sq ft screened lanai runs $1,760-$2,860. Most Gran Paradiso, Grand Palm and IslandWalk homes already have builder-grade tile in kitchens and baths, so the typical call is upgrading to a larger format or different finish rather than a first installation.

Can you install large-format tile over Edgewood's raised subfloor?

Yes, with proper backerboard and a check of the joist spacing first. Wood subfloors flex more than a slab, and skipping that prep step is the usual reason grout lines crack in an older Venice Island cottage.

Is tile a good fit for a Bay Indies manufactured home?

Generally no. The raised subfloor in a manufactured home isn't built for tile's point-load weight the way a slab is, so we typically recommend laminate or rigid-core vinyl plank for Bay Indies instead.
