Stair Treads in Sarasota: From Laurel Park to Gulf Gate

Two very different staircases show up on our schedule. The first is original heart-pine or oak treads in a 1920s-1950s two-story bungalow around Laurel Park or Southside Village, usually worn through the finish in the center of each tread from decades of foot traffic. Those get sanded and re-stained in place more often than replaced outright, because the wood is typically sound underneath the wear pattern, and matching a century-old species profile with new material is harder than saving what's already there. The second is a 1970s-90s two-story model in Gulf Gate or The Meadows with carpeted builder stairs over a plywood or pine stringer set. Those runs are typically twelve to fourteen treads for a standard eight-foot ceiling height, and the carpet is almost always original or a single replacement from decades back. Pulling it reveals unfinished pine treads that were never meant to be seen, usable as a base for a new tread material but not attractive enough to leave exposed. A two-story 1985 Gulf Gate home would typically need thirteen treads, thirteen risers, and matching nosing where the stairs land on the new field floor downstairs.

Sarasota's newer builds toward Palmer Ranch's later phases sometimes carry an open-tread design already, in which case our work is refinishing or re-staining rather than covering. For everything else, we cut treads off-site to the exact width of each step, because the city's older houses in particular were framed before anyone owned a laser level, and no two steps in a ninety-year-old staircase are identical width. The staircase stays walkable throughout the job; we finish one tread and riser pair before opening the next.

What stair treads costs in Sarasota

A Laurel Park refinish-in-place job, sanding and re-staining thirteen existing heart-pine treads rather than replacing them, runs on our $95 hourly rate plus finish materials, typically $1,200-$1,900 for a full staircase over two days.

A full replacement is priced per tread: a Gulf Gate 1985 model with thirteen treads and thirteen risers in solid hardwood runs $130-$220 per tread ($1,690-$2,860) plus $25-$65 per riser ($325-$845), for a typical 2026 installed range of $2,015-$3,705. Swapping the same staircase to engineered hardwood brings tread cost down to $110-$180 each ($1,430-$2,340), for a total of $1,755-$3,185.
