Most of Parrish's larger floor plans, Crosscreek, Twin Rivers and Canoe Creek among them, are two-story, and the builder ships every one of them with the same carpeted staircase regardless of what's on the main floor. Stair treads become a project the moment an owner upgrades the downstairs to hardwood, SPC vinyl plank or tile, since carpet stairs next to a new wide-plank floor look like an unfinished job even when the rest of the house is done. A 13-step staircase in a Twin Rivers two-story converting from builder carpet to engineered oak treads that match a new wide-plank floor below is a typical Parrish job, and we cut each tread to the same width and finish as the flooring it's meeting at the bottom of the stairs. Silverleaf and Copperstone also carry two-story options among their floor plans, and since North River Ranch is still closing new sections every quarter, stair-tread work follows the same wave of first-year upgrades as the flooring it matches.

Open staircases, common in the larger North River Ranch plans, usually need the risers finished too, either painted white to match the trim or capped in a material that coordinates with the tread. Closed staircases against a wall only need the tread nosing itself, which keeps the job faster and less expensive; the difference in riser material alone is often why an open staircase quote runs higher than a closed one for the same number of steps. We build in a slip-resistant nosing profile on every tread regardless of material, since a young, family-heavy town like Parrish means plenty of households with kids running up and down in socks.

One honest exception: Del Webb at North River Ranch's homes are single-level, age-restricted villas, so stair tread work almost never comes up there, and if a Del Webb buyer calls us about stairs, it usually means they're asking about a different property.
